Mineral Paint & Masonry

Mid-Missouri brick and concrete have to deal with wet summers, freeze-thaw winters, and hard sun on the south and west walls. Regular film-forming paint can trap moisture in masonry. That is when you see peeling, flaking, and white salt stains later.

Mineral paint and mineral stain are built for that. They soak in and bond with the masonry instead of sitting on top like a skin. The wall can still breathe. The texture of the brick or concrete stays visible.

What mineral paint, mineral stain, limewash, and silicate actually are

These finishes offer different levels of coverage and texture. The right choice depends on the masonry and the look you want.

• Mineral stain colors the face of the brick or concrete and leaves the texture. It does not build a thick film.
• Mineral paint / silicate paint gives more coverage, still breathable, and bonds to masonry instead of forming a plastic layer.
• Limewash is a thinner, softer look. It weathers in. Some walls want that faded, old-masonry look. Some do not.

Romabio and Keim are two mineral-coating lines we work with. Romabio is often what homeowners mean when they ask for a masonry paint or limewash look on brick. Keim is a silicate mineral system used on masonry when you want a long-wearing mineral bond. The right one depends on the wall, whether it has been painted before, and the finish you want. We will not pick a brand from a photo alone.

When this is the right job

Good fit: unpainted or sound brick, block, concrete, and similar masonry on homes and storefronts in Jefferson City and the towns around it. Also chimneys, foundations, and poured or precast concrete that needs color without a peeling film.

Not a good first move: masonry that is already failing, leaking, or covered in a thick acrylic that is coming off. That wall needs repair and, often, removal of the old film before any mineral coat will hold. We will say so at the estimate instead of coating over a problem.

How we do the work

1. Look at the wall in person. We check moisture, prior coatings, cracks, and salt.
2. Clean and prepare the masonry according to the selected coating system, including any surface-dampening requirements.
3. Apply a sample so you can see the color and coverage on your masonry.
4. Apply the system the manufacturer wrote for that surface. Two coats is common on raw masonry. Already-coated walls may need a different build.
5. Clean the work area and review the finished project with you.

Mid-Missouri notes

Humidity and freeze-thaw are why we talk about breathable coatings here. A film that traps water in a Cole County brick wall will show it. Mineral coatings are one way to change color without sealing the wall like a raincoat.
